Easter break to mark start of record year for tourism in Spain
INE’s data shows a significant ramping up of visitor numbers during the January to April period over the last few years, with almost 24 million visitors during the first four months of 2024. The figure was 14.5% higher than for the same period in 2023, which in turn was 32% higher than the same period in 2022. Some of this increase can be attributed to holiday patterns resetting after the years of disruption caused by the Covid-19 pandemic, but certainly not all of it. Indeed, further rises are still anticipated, with Segittur projecting an 8.3% rise in visitor numbers during the first four months of 2025, with over 26 million foreign arrivals expected.
In terms of where those visitors are headed, eBooking reveals that the most booked Spanish destinations between 12th and 21st April this year are Seville, Madrid and Malaga. Many visitors are visiting for Semana Santa (Holy Week), which runs from Palm Sunday on 13th April through to Easter Sunday on the 20th. During that time, Spain comes alive with vibrant celebrations and processions. One of the most exciting is Malaga’s famous Procesión del Cautivo (Procession of the Captive), when thousands line the streets to see Nuestro Padre Jesús Cautivo and the Virgen de la Trinidad pass by.

It’s not just Europeans snapping up Spanish properties, Spain has a worldwide appeal. In 2024, Taylor Wimpey sold homes to buyers from 41 different nationalities.
Across Spain, house prices continue to rise. In February 2025 alone, prices on the Costa Blanca increased by 1.1 per cent.
By the end of 2024, Taylor Wimpey Spain had acquired land for 3,196 homes, up from 2,866 the previous year, across the Costa del Sol, Costa Blanca, and the Balearic Islands. The company is actively seeking more land to expand its presence.
With over 65 years of experience on the Spanish Mediterranean coast, Taylor Wimpey saw significant growth in sales, profits, and overall performance despite economic challenges, reinforcing the strength of the housing market.
In 2024, the developer handed over 504 homes, a sharp rise from 410 in 2023, driven by strong demand and the company’s ability to meet buyers’ needs. Revenue surged by 34 per cent to over €225 million, with the average home price increasing to €447,000 from €411,000 in 2023.
By the end of 2024, 491 homes were reserved for delivery in 2025 and 2026, closely matching the previous year’s 490, reflecting continued demand and confidence in the company’s developments.
Taylor Wimpey’s Managing Director, Juan Diego Menéndez, described 2024 as an “exceptional year” and reaffirmed the company’s commitment to quality and customer satisfaction. Looking ahead to 2025, the company plans to focus on acquiring more land, launching new projects, improving construction efficiency, increasing sales, enhancing its digital presence, achieving environmental targets, and strengthening its reputation as a trusted home builder.

New home sales surge in Spain as demand for sustainable properties grows
Spain’s property market is witnessing a significant shift, with demand for newly constructed homes far outpacing that for older properties. According to recently published Q4 2024 figures from Spain’s Association of Registrars, sales of new homes surged by 21.6% year-on-year. In contrast, older property sales grew by just 6.4%, while overall home sales rose by 9.2%.
The latest quarterly data further highlights this trend. During Q4 2024, sales of new homes increased by 18.3%, with 38,671 transactions recorded. Meanwhile, the number of sales for older homes remained stagnant, showing 0.0% growth at 133,880 transactions.
New homes Spain: Andalusia leads the charge
The Andalusia region has been at the forefront of this surge in new home sales, experiencing a 30.5% year-on-year increase. By comparison, older property sales in the region saw minimal growth at just 0.2%.
Marc Pritchard, Sales and Marketing Director at leading Spanish home builder Taylor Wimpey España, attributes this trend to the increasing demand for sustainable housing.

Energy-efficient living

Not only are sales of new homes outstripping older properties, but price growth is also more pronounced in the new-build sector. Prices for newly constructed homes rose by 3.7% in Q4 2024, compared to a 1.6% increase for older properties.
In some regions, new-build price growth far exceeded the national average. In Andalusia, prices for newly built homes rose by 13.0% year-on-year, while in the Balearic Islands, they increased by 12.1%. The Valencian Community also saw strong growth, with a 5.2% rise in new-build prices.

International buyers fuel demand
The Spanish property market continues to attract international interest, with foreign buyers accounting for 14.5% of all home purchases in Q4 2024. British buyers led the charge, making up 8.6% of international purchases, followed by German buyers (6.7%), Dutch buyers (5.91%), and buyers from Morocco and France (both at 5.3%).
As Spain’s new-build market thrives, both domestic and international buyers are increasingly prioritising sustainability and energy efficiency. With strong sales growth and rising prices, the trend towards eco-conscious living looks set to continue.

British developer to convert rundown Palma building into apartments
British construction company Taylor Wimpey, which has been active in Spain since the late 1950s, is to redevelop a building on Palma’s C. Manacor that could have up to seven floors of apartments.
The current building, number 39, dates back to 1942. Taylor Wimpey have obtained town hall approval to demolish it and are currently waiting on the permit for construction.
British construction company Taylor Wimpey, which has been active in Spain since the late 1950s, is to redevelop a building on Palma’s C. Manacor that could have up to seven floors of apartments.

The building’s location is between Foners and Pere Garau, two areas that until recently were not of great interest to the real-estate market. This is no longer the case, and C. Manacor is itself now attracting the attention of investors.
